	<summary type="text">Many investors are waiting somewhat impatiently to see signs of a property recovery. Several states in Australia have threatened to provide good capital growth over the past few years but it hasn&#226;€™t been broadly based yet. Capital growth has been confined to areas that are showing good population growth including Victoria and Queensland, driven by interstate migration (affordability) and the Mining Boom. NSW is still yet to see significant investment growth since 2003 despite the growing requirement for housing and increased rental yields.</summary>
